Following the Conservative Party’s recent announcement that these temporarily relaxed rules will now become permanent, we expect to see even more English householders extending their properties, and you could be one of them!

If you aren’t aware of the situation, since 2013, you haven’t had to submit a planning application to your local authority when adding a single-storey rear extension of up to six metres to a terraced or semi-detached home, or up to eight metres for a detached residence.  

Doing away with planning applications for extensions within these size limits can really quicken up things for householders as it eliminates the need for the submission of any paperwork and a potential 8-13 week wait to find out whether the local authority grants approval or not. You also don’t have to fork out £206; the current cost of a planning application in England.

Your only requirement now is to inform your planning department of the proposed extension. They will then conduct a Neighbour Consultation Scheme which involves letting your neighbours know of the plans to give them a chance to raise any objections they have. When any objections are received, it will be up to your local authority to decide if the extension can be built.
